This project links urbanism's and building's scales. A first analysis allowed to identify Neder-Over-Hembeek's potentials and challenges. This analysis led to the development of strategies to enhance the dynamism of the site by keeping an ecological approach. We also designed some buildings according to our strategies.

- Ecology
vue 222 foisThe site analysis allowed to identify the canal's flood zone. The project implemented a lagooning as water treatment and storage system in this zone. After green zone analysis, it was also decided to ensure its continuity between Laeken'parc and the agricultural areas on East's side.
- Economy/Living
vue 140 foisThe project promoted circular economy by creating waste management's zones near the production industries. The site has been densified by adding houses and other construction related to the living (education, leisure, work, etc) in the brownfield sites.
- Mobility
vue 126 foisThe traffic has been reduced in the upper part of the site to improve pedestrian accessability by moving the heavy industry to the right bank of the canal (lower part of the site).
- Urbanism plan

1. Two circulation types: slow rate (perpendicular to the canal, for pedestrian and cyclists, to link several neighbourhood institution to the canal) and fast rate (parallel to the canal, linking the neighbourhood to Brussel's center)
2. Adding of attractive places at the intersection between the slow rate roads and the canal.
3. Playing level to enable the densification and alternate between housing, industry, offices and other institutions.
4. Installation of a grid to unite all the canal's installations and to give an identity to the area. Creation of places near the attractive places with mineral coating. - Architectural model

vue 311 foisRenovation of the old Marly brewery, which was hided behind industries. Those industries were moved to recover the brewery's 20th century industrial architecture. Shops and convenience stores are added near the houses. The road to access the brewery is separated to the house's yards by a level difference.

vue 152 foisA new primary school is implemented near the canal, keeping the silo's shape of the preceding industries. A market and a leisure center are also added at the end of a road coming from the neighbourhood.
